RULES & REGULATIONS SAMPLE

 

  1. Rio Towers apartment community shall be smoke-free.  No smoking of cigarettes, cigars, or pipes shall be permitted in the premises or apartments.  Resident acknowledges that he/she certified to the Owner that he/she does not smoke and will not permit any of their guests or invitees to smoke in the premises or apartments.

 

  1. All rents are due on the first of the month, and will be considered late if not received by the close of business on the fifth of each month.

 

  1. A late fee will be assessed on the sixth of each month.

 

  1. Partial payment will not be accepted under any circumstances.

 

  1. Personal checks will not be accepted after the third of the month.

 

  1. Any rent not paid by the tenth of the month, will be filed with our attorney for eviction proceedings.  An additional $190 will also be included with the late fees.

 

  1. Any resident filed with our attorney for a second time during their lease, will be asked to move from the property.

 

  1. Any checks returned NSF, stop payment, etc., must be immediately replaced with a money order or cashier check.  A NSF fee will be assessed in the amount of $22.00.

 

  1. Cash payments are not accepted in the office, under any circumstances.  Only checks, cashier checks and/or money orders.

 

  1. Residents paying late more than three times during their lease term, will not have their leases renewed.

 

  1. Residents vacating without giving notice, owing a balance, will be reported to a collection agency and credit bureau.

 

  1. Security Deposit cannot be used as the last month rental payment.

 

  1. Any additional damages that go beyond the security deposit during the life of the lease, will give management the right to bill the tenant at any time for the repairs and replenish the security deposit.

 

  1. All applicants must submit all documents to comply with the Certification required by Federal, State, County and local agencies before occupying the unit; non-compliance with this requirement will cancel the lease.  Sixty days prior to the expiration of the lease, the tenant will be notified by management of the re-certification process.  The tenant will need to provide all information required by Federal, State, County and local agencies for the verification and qualification of income.  This information will need to be provided to management by the tenant no longer than thirty days prior to the expiration of the lease.  If tenant does not provide the information required by the above-mentioned agencies, management will have the right to terminate the contract.

 

  1. No resident nor member of his/her family, guest or visitor, shall loiter in or about the entrance halls, corridors, vestibules, recreational rooms, laundry rooms, stairwell, or stairs of the building at any time.

 

  1. Residents shall not add or affix any locks at any time to the unit doors.

 

  1. No major appliances, other than those provided, will be allowed in the unit.

 

  1. No signs, advertisement or illumination shall be inscribed or exposed on or at any window or other part of the building.

 

  1. No shades, awnings, or window guards shall be used, except such as shall be put up or approved by the management.

 

  1. Parking spaces will be available on a first-come first-served basis at a cost of $5.00 a month when available.  Additional parking spaces for a second car, when available, may be rented at $50.00 per month.  Please inform your visitors that there are no visitor’s parking spaces in the parking lot.

 

  1. If the parking card is misplaced or lost, a replacement fee of $20.00 will be charged.  If you need a replacement of your door key, you will be charged $5.00 for a new one.

 

  1. To maintain an attractive appearance of the property and provide a safe quiet environment for all residents, there will be no car repairs on the premises under any circumstances.  Also, vehicles with oil leaks must be parked outside the building until repaired.

 

  1. There will be a quarterly inspection of all apartments, without exception, for the purpose of verifying compliance of rules and regulations and to see that all appliances are kept in good state of repair and clean.  Any tenant interfering with the quarterly inspection schedule will be fined $100.00 for each month until the unit is inspected.

 

  1. All service requests shall be made to the Office Manager who in turn will give such request to the Maintenance Supervisor, for proper action.

 

  1. No disabled or abandoned vehicles will be permitted on the property.  Any vehicles without current license plates and state registration are subject to being towed at owner’s expense.  Improperly parked vehicles will be towed at owner’s expense.

 

  1. Garbage will be placed in plastic bags at all times before being deposited into the trash chute.  Any resident caught depositing loose garbage into the trash chute will be given a warning once.  The second time, the lease will not be renewed.  Inflammable material or aerosol sprays must be placed in a separate plastic bag and taken downstairs to be disposed of at the trash bin on the first floor.

 

  1. Fumigation services for ants, roaches, and termites will be done on a monthly basis to all units.

 

  1. No resident shall gain access to the roof of the building for any purpose.

 

  1. Residents at no time will build additions, install wallpaper or painting to the apartment without landlord's consent.

 

  1. Water closets (toilets and washbowls) and other water apparatus shall not be used for any purpose other than those for which they were constructed, nor shall rubbish, rags or other improper articles be thrown into the same; damages resulting from misuse shall be charged to the resident.

 

  1. No items shall be placed in the hallways or in the staircase landings nor shall anything hang over banisters at any time.

 

  1. Balconies are to be attractive at all times; mops or clothing or other items are never to be hung over balcony rails.

 

  1. Each resident shall keep the premises leased in a good state and clean.  Resident shall not sweep or throw, or permit to be swept or thrown, any dirt or other substance onto the corridors, elevators, stairways, and courtyard of the building or to the units adjacent or below.

 

  1. No resident shall make any disturbing noises in the building by self, family, friends, or guest; nor permit any conduct or activity by such persons that interfere with the rights, comforts or convenience of other residents.  No resident shall play or cause to be played any musical instrument in the premises between the hours of 10:00 pm and the following day at 9:00 am. No resident shall operate in a disturbing manner a phonograph, television set, or radio between the hours of 11:00 pm and the following day at 9:00 am.

 

  1. Dogs or cats, one per unit, are allowed if their weight is less than 10 pounds, providing that such pet not make loud and excessive noise.  Resident shall not walk or exercise the pet on the apartment community’s premises and shall be responsible for keeping the apartment community clean from such pet’s waste.  Pets must wear a leach at all times outside the apartment and should not use common areas for bodily functions.

 

  1. Children are to play only in the area designated (tot-lot).  At no time will it be allowed for children to play in the courtyard or driveway.

 

  1. The obstruction of stairwells and fire exits is prohibited by the Fire Department.  Fire exits are for emergency use only.  Any resident caught setting off alarms without cause will be fined and could be criminally liable.

 

  1. Residents are not to place furniture, boxes, or garbage, on the floor of the trash rooms.  Discuss with the maintenance supervisor on where to deposit such materials.

 

  1. Residents shall not stop elevator.

 

  1. All doors to the common areas must be closed at all times.

 

  1. No consumption of food and alcohol will be permitted outside of the apartment, neither at the adjacent patios not assigned as designated areas.  No cooking will be permitted at the balconies.

 

  1. Commercial or Business activities will not be permitted at the apartment.  Residents will not be allowed to go on a door-to-door petition for business purposes.

 

  1. All moving shall be scheduled with management. No unit transfer is allowed.

 

  1. The Activity Room will be opened from 8:30 am to 9:00 pm.  Tenants may reserve the Activity Room for no longer than four hours.  Tenant will be charged $100.00 for a security deposit and will be charged $50.00 for the use of the facilities.

 

Management reserves the right to rescind or change any of these rules and regulations from time to time as may be deemed necessary for the safety, care or cleanliness of the premises and for securing the comfort and convenience of all residents.

 

The first violation of any of these rules and regulations will result in a written warning to resident and a fine may be charged.  The second warning will result in not having the lease renewed.
